Analysis of the standards of each community is an
essential step in the orderly development of land. These are most
commonly codified into Comprehensive Plans, Zoning and Land Use
Ordinances, Subdivision and Public Improvement Ordinances, Property
Maintenance Codes, Signs, Landscaping Standards, Architectural
Appearance, Annexation Policies, and Environmental Restrictions.
-
Every local body of government is different. Each reflects
that community's character, hopes, dreams, and experiences (both good
and bad). The
Ordinances of a community define its standards and values in a way that
is unique to each development.

Thorough
knowledge of these documents is critical to a client's efficient
application of resources. The cost and potential returns of any
development are directly linked to these requirements.

Typical easy-to-read Municipal Ordinance

At Integrated Planning Services
we typically provide the following Document Review services:
- Acquire and analyze the various municipal
documents which apply to development and identify those which
conflict with the client's vision of the property or have
unusual financial impact.
- Where these occur, consult with the client
to evaluate alternative solutions. Where departures from municipal
standards may be appropriate ('variations'), provide ordinance-based
arguments in support of those variations.
- Throughout the planning process, advise the
client of municipal documents and policies that may
affect the development, and propose to the client cost-effective
solutions.
- In annexation situations, work closely with
the client's attorney to ensure that the language of the Annexation
Agreement is consistent with the plans and exhibits.
